Welcome to Mountain Oaks Getaway! These Terms and Conditions govern your reservation
and stay at our property. By booking or staying with us, you agree to comply with these terms.
1. Reservations and Bookings
Reservations are confirmed upon receipt of the required deposit and a signed acknowledgment
of these terms.
The primary guest must be at least 21 years old. All guests under 18 must be accompanied by a
responsible adult.
Maximum occupancy is 8 unless otherwise approved in writing.
We reserve the right to refuse or cancel any booking.
2. Payments, Deposits, and Cancellation Policy
A 100% deposit is required to secure your booking.
Full payment is due before arrival.
Cancellation policy: Full refund if canceled at least 1 days prior to arrival.
We accept credit cards, cash and checks. All payments are non-transferable.
3. Check-in and Check-out
Check-in: 3:00 PM | Check-out: 11:00 AM.
Late check-out or early arrival may incur additional fees, subject to availability.
You must notify us of your expected arrival time.
4. Property Rules and Guest Responsibilities
Quiet Hours: 10:00 PM – 8:00 AM. Please respect neighbors and other guests.
Smoking: Strictly prohibited inside or near any structures. Smoking is discouraged but
permitted only in designated outdoor areas. There are fines for littering.
Pets: Up to 3 leashed pets are permitted.
Campfires: Permitted only in designated fire pits. Never leave fires unattended. Firewood is
available for purchase.
RV and Camping Sites: Use only approved hookups (50-amp, 30-amp, 110-volt). Water is
available nearby. Guests are responsible for proper waste disposal and hookup use.
Fishing and Pond/Dock Use: At your own risk. Children must be supervised. Follow all fishing
regulations.
Hiking and Trails: Stay on marked paths. The terrain is natural and uneven.
Farm Life and Animals: Livestock (cattle) and wildlife are present. Maintain a safe distance. Do
not feed or approach animals without permission. Farm tours are available upon request.
Trash and Cleanliness: Dispose of trash properly. Leave the site reasonably clean.

No Parties or Events: Unauthorized gatherings or commercial activities are prohibited.
Alcohol and Substances: Legal and responsible use is allowed. Illegal drugs are strictly
prohibited.
5. Liability and Damages
You are financially responsible for any damage, loss, or excessive cleaning caused by your
group.
A security deposit of $100 may be required and refunded within 7 days after departure, minus
any deductions.
Assumption of Risk: Use of the property, pond, dock, trails, campfires, and farm amenities is at
your own risk. We are not liable for injuries, illnesses, or damages resulting from natural
hazards, animals, terrain, weather, or recreational activities.
Guests release Mountain Oaks Getaway, its owners, and agents from all liability to the fullest
extent permitted by law.
6. Termination of Stay
We reserve the right to terminate your stay without refund for serious violations of these rules.
7. Governing Law
These terms are governed by the laws of the State of Ohio. Any disputes shall be resolved in
the courts of Richland County, Ohio.
